DM, Inc.

Description
In 1992, DM, Inc. was established when HUD Section 811 funds where used to acquire and rehabilitate the Don Miller Homes, (two assisted living facilities) and two apartment buildings located in Bolton Hill. The project has operated successfully for more than a decade. Collaborative property and case management have enabled the project to remain financially viable.

Cherrydell

In December 2004, Cherrydell was renovated and leased a four unit property in Historic Catonsville (Baltimore County) using HOME and Supportive Housing Program funds. The project costs approximately $450,000 to complete and now provides affordable housing to individuals and families with disabilities who earn below 30% of median income. Tenant contributions are used to cover the cost of supportive services.

Lauraville

In 2002, Lauraville was renovated, and leased a four bedroom single family home in the Lauraville community, using funds from HOPWA, Maryland Affordable Housing Trust foundation, and community support. The project costs were approximately $250,000.

With this house, a single mother was able to be reunited with her four children.

Charles North Housing, Inc.

Description
Located in the Charles North Neighborhood/ Station North Arts District, this project is comprised of five buildings each with four one-bedroom apartments for a total of 20 units. The property provides permanent supportive housing to non-elderly individuals with disabilities. The project underwent an extensive renovation with improvements that include replacement of the HVAC systems, roofs, windows, bathroom fixtures, kitchen cabinets and appliances, and cleaning and pointing the exterior brick and marble.

Financing
The project had a total budget of $2.1M funded by bridge loan financing from Enterprise Financial Services, permanent financing from the U.S. Department of Housing and Urban Development Section 811 Program, and the Maryland Affordable Housing Trust. In addition to capital financing, HUD Section 811 provides a five year Project Rental Assistance Contract to cover the cost of operating the facility.
